The Moving Picture Company Ltd, a long standing client of the firm, needed space for expansion and subsequently instructed us to secure the acquisition of the 4th floor offices at 113-117 Wardour Street comprising 1,575 sq ft, the building located next door to their HQ. The services of the two buildings are interlinked which made this floor of special interest. A 10 year lease with a Tenant only break option at the 5th anniversary of the term was eventually agreed at a rent of £37.50 per sq ft subject to an initial rent free period of 7 months and a further 5 months’ rent free if the option to break the lease is not exercised.
